Rental Pool A sound investment with good returns.
As an owner of a freehold property at the West Island Resort in Mauritius you are offered the opportunity to participate in a rental pool. If you decide to participate, income from the rental pool is expected to cover levies, in addition to the possibility of earning a meaningful return on your property. You can rest assured in the knowledge that your property pays for itself and will likely provide excellent capital appreciation when you sell in years to come. Mascareignes Location, the leading operator of luxury self contained suites in Mauritius, has been appointed by West Island Resort to establish and manage the rental pool on behalf of owners. The self contained operating model provides the highest returns to owners and the greatest flexibility to guests. Core services are included as standard - for example cleaning services, maintenance and security. Guests are then able to select the level of luxury they require from a range of optional, a la carte concierge services. We expect that owners will be exempt from paying levies on their property if breakeven occupancy is attained. Occupancy in year one is predicted at between 45% - 50%, which is well above breakeven level. All rental income is pooled so participating owners will receive income every month, even if their particular unit is not rented. Rental income will be distributed to owners 6 times per annum. Annual yields are forecast to provide a meaningful return to the owners, before any capital appreciation has been taken into account.

Mauritius Residency
West Island Resort has been registered under the Mauritius Real Estate Scheme (RES). RES Schemes are a recent innovation in Mauritius, allowing foreigners to purchase freehold property on the Island. Permanent residency permits are linked to the ownership of freehold property with an entry point of USD $500,000. After a number of years the purchaser may then apply for a Mauritian passport in addition to their residency permit. The residency permit is extended to the owner's spouse and dependents. The residency permit also entitles the resident to apply for an occupation certificate as an employee or to start a business in Mauritius.
